For public safety purposes, the New York City Department of Buildings (DOB) has adopted a parking garage inspection ordinance. Although not all details are out yet, beginning January 1, 2022, the Rule will require owners of parking structures to have their structure inspected by a NYS licensed Professional Engineer (PE) at least once every 6 years. A report documenting the results must be filed with the DOB documenting the results of the inspection that include:
Buildings, or portions of a building, used for parking or storing motor vehicles, including space inside or under a building
Open parking garages and enclosed parking garages as defined in the NYC Building Code
The first 2-year inspection cycle will start January 1, 2022 and end December 31, 2023. All parking structures located in Community District 1 through 7 in Manhattan fall within this first cycle. To find out what district you are in, check here.
Autobody and auto repair shops, automotive showrooms, and automotive service stations
Garage with occupancy of fewer than three cars
Unenclosed, unattached outdoor parking lots
Private garages serving one-and two-family homes
The DOB will adopt rules specifying the inspection cycles, report filing fees, and civil penalties. More information will be released soon.
