The work included a complete physical needs assessment of the 6 building site in upper Manhattan. Amongst items reviewed were the building envelope, site conditions, interiors and public spaces, mechanical, electrical and plumbing systems. The buildings are 27 stories each comprised of a total of 1,872 residential units. The buildings were constructed of reinforced concrete with masonry facades and the first move-ins in the late 1960’s. The owner requested the survey to outline all deficiencies detected and a capital budget projection for the replacement of capital assets and establish the life expectancy of all the building systems components. Also included was a breakout of current work required and listing of work for 5 and 10 year projection budgets
